Land records now change to the new owner automatically

Automatic mutation in Bhoomi now covers sales, gifts, partitions and inheritance: unless someone objects within the notice period, the RTC changes to the new owner’s name without an officer’s action.

Under the system, a change of owner in the RTC (pahani) is notified and then finalised in Bhoomi automatically if no one objects within the notice period: seven working days for transactions such as sales, gifts and partitions, and 15 days for inheritance. An objection filed through Bhoomi within that time stops the automatic change and sends the matter to the Tahsildar’s court. Revenue Minister Krishna Byre Gowda launched it, according to a report citing the Revenue Department.

It changes the land record in Bhoomi. For a plot in a layout, the khata kept by HDMC or the gram panchayat is a separate record, and you still apply to have it moved to your name. See Papers to check before you pay an advance.
