Rules and approvals
Layout approvals, khata, land conversion and K-RERA: what each one means and how to check it.
- Is this layout approved? HDUDA, HDMC and gram panchayat layoutsAn approved layout has a sanctioned plan, converted land, roads and civic sites set aside, and plots released for sale in stages. Here is who approves what, and how to check it before you buy.
- Khata types: A-khata, B-khata, e-Aasthi and e-SwathuA khata is the local body’s record of a property for property tax. It is not a title deed, but the kind of khata a plot has tells you a lot about whether its layout and land use were approved. Also in Kannada
- Land conversion in Karnataka after the 2025 rulesFarmland in Karnataka needs permission for non-agricultural use before it can become a layout. The rules changed at the end of 2025: applications moved online, the Deputy Commissioner has a time limit, and inside approved master plans conversion now goes with the planning approval. Also in Kannada
- K-RERA for plot buyers: what a registration tells youMost plotted layouts sold inside a planning area must be registered with K-RERA before they are advertised or sold. A registration gives you a public record of the project, limits the advance and gives you somewhere to complain.
Taxes and charges
Stamp duty, the registration fee, guidance value and TDS: what you pay, and on what.
- Stamp duty and registration charges in Karnataka (2026)To register a sale in Karnataka you pay stamp duty, surcharge and cess of 5.6% of the value in towns and cities (5.65% in villages), plus a 2% registration fee. The value is the price or the guidance value, whichever is higher. Also in Kannada
- Guidance value in Karnataka: what it is and how to look it upThe guidance value is the state’s minimum value for property in each area. Stamp duty and the registration fee are worked out on it whenever it is higher than the price, so look it up before you agree a price.
- TDS when you buy property worth ₹50 lakh or moreIf you buy a plot, house or flat from a resident seller and its price or stamp duty value is ₹50 lakh or more, you deduct 1% from what you pay, deposit it with the government against the seller’s PAN, and give the seller a certificate. You do not need a TAN.

- Buying a plot in Hubballi-Dharwad: 10 stepsMost trouble with plots starts with papers nobody checked before the advance was paid. Follow these ten steps in order, and keep a copy of every paper you collect.
- Papers to check before you pay an advanceAsk for copies of these papers first, check each one with the office that issued it, and have an advocate read them together. An advance paid before the checks is the hardest money to get back.
